BEFORE THE SALE:
- Verification that the property is a legal dwelling.
- Verification that there are no outstanding debts from the previous owner: Community Fees certification of payment by the community administrator; Rates certification of payment by Town Hall; Utility Bills copies of receipts of payment obtained.
- Through our financial planning service, which works with a large number of the major banks and finance houses, should you require a mortgage, we can find you the best offer to suit your circumstances. Status and non-status, resident and non-resident mortgages can be obtained up to 80% of the property value.
- Any other assistance you may require, from applying for your Spanish residencia, finding a school for your child, local information or translation services we can help!.
AFTER THE SALE:
- We personally take the deeds to the Community Register ( In collaboration with the Notary office)
- We arrange the payment to the Spanish Inland Revenue of any taxes due as a result of the sale ( In collaboration with the Notary office)
- With the appropriate local authorities, we arrange any changes of name for future payment of local taxes e.g., rates.
- We organise the change the name on all utility and community bills.
- We will pay your first year buildings and contents insurance without cost to you.
- If required, we can personally recommend established and reliable local companies who can carry out any type of work that you may need from plumbers to plasterers, and decorators to demolition.
